A broker finds you the apartment. A mortgage adviser finds you the money. Neither one is paid to read the fine print, and that’s usually where the trouble sits.
We’ve already covered why every buyer needs a real estate lawyer. This one is for everyone else: off-plan investors, sellers and landlords.
With an off-plan purchase there’s no building to inspect, only a sales and purchase agreement and a payment plan tied to construction milestones. A real estate lawyer in Dubai will check things the brochure never mentions:
If a project stalls, the first conversation you have with your lawyer will decide how much leverage you keep.
Sellers get tripped up by the paperwork. There’s the developer’s no-objection certificate, the memorandum of understanding between the parties, any mortgage that has to be cleared first, and the transfer itself at the Dubai Land Department, where the fee is usually 4% of the price. Our walkthrough on transferring property in the UAE lists the steps. A lawyer’s job is making sure money and title change hands at the same moment, so neither side is left exposed.
Rent disputes are rarely about rent alone. They’re about notice periods, eviction grounds, maintenance, or a deposit nobody wants to return. Rent increases have to follow notice rules, and eviction for a landlord’s own use or for sale generally requires 12 months’ notice served through the proper channel. If you’re on either side, read tenant and landlord rights in the UAE and the guide to getting evicted from your property before you send or sign anything.
Fake listings, double-sold units and “too good to be true” resale offers all exist. If you think you’ve been caught by one, read what to do if you fall victim to a real estate scam in Dubai and then act quickly. Evidence disappears fast.
Look for people who deal with the Dubai Land Department, RERA and the Rental Disputes Centre all the time, not occasionally. Our property lawyers in Dubai handle sales, leases, developer disputes and title issues for local and international owners.
